THE NATIONAL TRUST

  • With more than 28,000 units and 250,000 hs of land, the National Trust is the third largest landlord in the UK. The complexities of the portfolio, geographical distribution and remoteness of some buildings, meant a significant challenge when designing an FM strategy.

  • The National Trust strategy as a Charity, is based on social values, idiosyncrasy, differences among regions, commercial, heritage, conservation and compliance criteria and an inherent love for people and places.

  • My approach to design an FM strategy was advisory, agreeing a number of shared criteria and balanced score cards, where every site, portfolio and region would define their position, using the same criteria.

  • Once all criteria were scored, the FM strategy set up different levels of procedures, according to the levels of engagement reached.

  • The success of this approach was based on the possibility to benchmark all sites, portfolios and regions based on the same criteria, and therefore suggest programs for improvement, in view of the levels of performance achieved.
